Rental Information and Policies

GENERAL:
Cottages and condos managed by Walker Realty, are privately owned and reflects the taste of the individual owners of each property. Please note that Walker Realty, assumes no responsibility if rental property does not meet with your expectations upon arrival. It is difficult to rent a house sight unseen, but we make every attempt to describe our rentals along with information and photographs in our brochure or on the internet. Walker Realty will be UNABLE TO MAKE OTHER ARRANGEMENTS WHEN YOU ARRIVE AND WILL NOT TRANSFER ANY TENANT from one rental home to another because of size, location, price, amenities, etc. In the event that tenant wishes to relocate to another unit (if available), a new lease must be signed and new rental must be paid in full prior to transfer. Tenant will still remain liable and fully responsible for rental fees in conjunction with initial reservation. The goal of Walker Realty is for you to have a wonderful vacation and we hope you will be satisfied in every way with your accommodations. Walker Realty, owners or their representatives have the right to enter the premises during tenancy to inspect, make repairs, or show property.

1. FAMILY POLICY:
All rental units are for family groups ONLY. Registered guest mustbe at least 25 years of age. No sororities, fraternities or groups will be allowed. Over-occupancy is considered a serious problem. Misrepresentation will result in immediate eviction.

2. RATES:
All prices listed are cash prices.

3. RATE TABLE:
Spring: 3/1/11 to 6/4/11
Prime: 6/5/10 to 9/11/10
Discount: 9/12/10 to 2/28/11

4. RESERVATIONS:
Call 910-458-338 for availability or to make a reservation. We are available 9:00 am to 5:00 pm 6 days a week. Once you have booked a unit we would mail a Vacation Rental Agreement (VRA) to you. Your reservation will be confirmed once we receive the signed VRA and your Advance Rent Payment (25% of rental amount). Please read the VRA carefully and call us with any questions. No assignment or subletting permitted without written permission. This is a VACATION RENTAL AGREEMENT UNDER THE NC VACATION RENTAL ACT. The right and obligations of the parties to this agreement are defined by law and include unique provisions permitting the disbursement of rent prior to tenancy and expedited eviction of tenants. Your signature on this agreement or taking possession of the property after receipt of the agreement is evidence of your acceptance of the agreement and your intent to use this property as vacation rental. The VRA must be returned within 14 days of booking: otherwise, RESERVATION IS AUTOMATICALLY CANCELED WITHOUT FURTHER NOTICE! Walker Realty reserves the right to cancel any confirmed reservation (with good cause) at any time prior to taking occupancy; in the event this should occur, agent will refund all monies paid on the account. Walker Realty also reserves the right to substitute a unit if circumstances require.

5. SECURITY DEPOSIT:
A security deposit is required on all rentals and may be applied to actual damages caused by tenant as permitted under the Tenant Security Deposit Act. In addition, agent may deduct from the security deposit any excessive cleaning charges, unreturned keys, and return of belongings left in the unit after your departure. Your security deposit will be fully refunded to you within 45 days of your departure provided there is NO DAMAGE to the unit, it is left in good condition, clean condition, and that you vacate the premises and turn keys into agent no later than 10 am check out time. IF UPON YOUR CHECK IN, YOU NOTICE ANYTHING THAT NEEDS ATTENTION, PLEASE CONTACT OUR OFFICE IMMEDIATELY.

6. TAXES:
NC State sales tax 7.75% Occupancy 3%, C&K Beach 3%

7. BALANCE OF RENT:
Balance of rent is due 21 days prior to your arrival date and may be paid by personal check, money order, cashiers check, travelers check, or credit card. A security deposit and all applicable state, county and occupancy taxes are included in the total gross rent. There is a $25 service charge on returned checks. Personal checks will only be accepted for any payments 21 days before arrival date, and NO PERSONAL CHECKS WILL BE ACCEPTED AT CHECK IN. If your reservation is made within 30 days of arrival date, your entire gross rent amount must be paid in full by cashiers check, money order, travelers check, cash, or credit card.

8. REFUNDS:
In the event of any cancellation, transfer, or change in reservation within 45 days, or less, of scheduled arrival date, NO REFUNDS OF MONIES WILL BE MADE UNLESS UNIT IS RE-RENTED FOR THE CANCELED PERIOD.

9. CANCELLATION/TRANSFER POLICY:
In addition to the provisions in paragraph 7, all cancellation (re-rented or not rented) is subject to a $25 administration fee. A $25 transfer fee plus tax shall apply to any request to change the week of your reservation after you have made your initial payment. NOTE: The transfer must be in the same unit same year. If you must transfer units for any reason whatsoever, you are responsible for the same provision stated in paragraph 7.

10. CHECK INS:
All check ins must be processed through this office. Late arrivals (after 5 pm) will be given instructions on Late Arrival pick-ups. NO KEY will be issued unless reservation is paid in full. CHECK IN TIME IS AFTER 2PM. Please do not expect to travel all night and check into the house midmorning, Our housekeepers do not appreciate feeling rushed by in-coming renters hanging around while they are trying to ready the unit for you.

11. CHECK OUTS:
For your convenience & protection we are now offering ON SITE CHECK OUT. A staff representative will meet you between 9:15 and 10:00 am on the date of departure. At the time an inspection of your rental will be made to make sure you left nothing behind and the unit is left in proper condition. You will sign off on a check list leaving the keys with the representative. If you need an early departure make contact with this office for instructions.

12. KEYS:
Two sets of keys are issued at check in. Replacement cost for lost keys is $5 payable upon check out. Unreturned keys will be charged against the security deposit at that rate. There is a $20.00 fee charged against the security deposit for lock-outs after 10:00 pm.

13. MECHANICAL FAILURES:
Due to the limited supply of services and difficulties in obtaining parts speedily, Walker Realty will not be held responsible for any mechanical failure during your rental period. While no refunds will be given, we will make every effort to correct problems as quickly as possible. Agent or authorized employee or repairman, or landlord will have the right of entry to remedy problems.

14. TENANT RESPONSIBILITIES:
The rental unit must be left in the same condition that you found it. Each unit will be inspected and sanitized after each guest departs. We ask that you wash all dishes and cookware and put them away, replace bedspreads on beds after removing your linens, bag trash and take to outside receptacle, wipe down any appliances that you use and remove any personal items. Daily and departure maid service is available at additional fees. You are responsible for any missing or damaged items. Please remember that this is someone's home and treat it as if it were yours.

15. NON SMOKING:
The majority of our rentals are NON SMOKING units. Please respect the owner's wishes and smoke outside.

16. ERRORS AND OMISSIONS:
Walker Realty has made every effort to assure all descriptions in our Rental Brochure are accurate. However, we cannot be held responsible for printing errors or changes made by our unit owners in furnishings, bedding arrangements or equipment.

17. PETS:
We love our pets and feel they are family members but you must leave FIDO at home. The only exception is if a tenant is impaired in a way that requires to be aided by a trained assistance dog. Proper ID required.
